  • Why they are selling?
  • How long has the home been on the market?
  • What is the seller’s timeframe for selling?
  • Are there any defects in the home or any upcoming changes to the neighborhood?
  • How much did the seller pay for the home in comparison to asking price?
  • Look for any possible downward trends?

Establish a timeframe.
